Born and raised on the coast, Alligator Point, Florida was his childhood home, and saltwater and sand are still in his blood. Growing up in the warm sunshine and easy lifestyle of the beach gives Josh a unique perspective when working with property at or near the coast. With a lifetime of experience in this one of a kind place he is the go to expert when it comes to waterfront and coastal property. An avid outdoorsman his entire life, Josh has grown up hunting and fishing the coast and surrounding areas and still enjoys the outdoor lifestyle that this area has to offer as often as he can. In addition to his nature-based sports Josh is an avid golfer and a youth sports coach. He can be found many a night at the recreation park coaching the youth of the county. This area of Florida is considered “The Sportsman’s Paradise”, and Josh is well equipped to help customers enjoy all the area has to offer from boating and fishing on the water, to land management and hunting. Josh has hunted and fished all over the country and made several trips overseas but still believes that this unique area of Florida offers the widest array of exceptional outdoor activities in one place that has he has seen and challenges anyone to find a place that can rival the North Florida Big Bend for its multitude of exceptional opportunities available free to the public.
Growing up the son of a contractor, Josh has been involved in the construction business since childhood and has the background and experience necessary to help buyers and sellers with difficult building questions from new construction pricing and plans, to remodeling and repairs, as well as a good eye for quality construction and workmanship. Combine that with his knowledge of the coast and its unique challenges when building and repairing coastal homes, and you have someone destined to be a valuable asset to anyone considering buying, selling, or remodeling a unique property near the water.
Josh graduated from the Wakulla County School system in 2000 and subsequently graduated from Florida State University in 2004 with a Degree in English and creative writing. During his first spring break in college, Josh received his real estate license and began working as an active agent immediately while still attending school. As an active agent and student Josh was able to start his career off during one of the most prolific times the Real Estate Industry has seen, the boom of 2000-2005. That was followed very quickly by the great Real estate recession from 2008-2012. So quite accurately Josh likes to say he has seen real estate at the best of times and worst of times. Having experienced both the ups and downs of the market has allowed him to broaden his understanding of the ever changing real estate cycle and can now better help buyers and sellers navigate their way through any market with the understanding only someone who has been through it can. Josh has been a multi-million dollar producer for 14 consecutive years, with over 75 million in sales and over 600 transactions to his credit. He prides himself on the fact that he survived the worst of times and never turned tail and ran when things got tough but instead he stuck it out and not only survived, but thrived. That gives Josh the confidence to know he can see you through whatever real estate trend and cycle were in and come out on the other side better for it.
In 2006 Josh met and fell in love with his bride to be, Ginni Joyner Brown, of Monticello and began starting his own family and sending his roots down even deeper into this area. He is the proud father of two children, Hadley and Fletcher Brown, and is avidly raising them to enjoy all that this area has to offer. His wife Ginni is a 3rd grade Teacher at Medart Elementary in Wakulla County, and his children attend school there as well. Josh coaches both children in youth sports and enjoys many nights spent on the field with his children as well as forming many long lasting bonds with other kids and their families. He is proud to be able to raise his children to appreciate everything that the area has to offer and welcomes everyone to come and enjoy what he feels like is the best place on earth or raise a family. With his thriving and happy family supporting him, Josh turned his attention back to dreams of creating a dynamic and unique real estate company based on the solid principles he had picked up during his career.
After many hard knock lessons and much trial and error, Josh finally felt like he had developed a system of success that could be used to teach and train other agents to become more successful themselves. Forming Waypoint Properties was the next step in his career and has given him the platform needed to build a company founded on the principles he considers the most important for a real estate professional to possess: expertise in the field of real estate, a strong work ethic, an even stronger moral code, and the compassion and caring to form relationships of trust and respect with fellow agents and customers.
